What are the Steps and Procedures of Making Offer to Taking Possession?

Buying an apartment, house or any other form of property is a huge success for a family and even though it is said that the home is where the heart is, having one’s own house is a dream and aim of many of us. However, finding the right house or shop in Karachi, Lahore and Islamabad, one that meets your requirements in terms of area and rates is quite a task and homeowners or investors start their search months and even years before they actually find the right property.

Have you found your ideal house or commercial property? Accept our sincere congratulation and we wish that you have a hassle free property possession period but, have you considered the important steps that need to be taken before the final possession of the property? We know that you are super excited to shift into your new apartment or own your new shop, but you must understand that there are some necessary things to do if you want to have a successful and smooth property possession.

1. Research the Property

We know that it may not be the right time for it since you are all set to get the possession of your new home or shop but still, it is never too late to double check the legitimacy of the property and research the housing society or shop. It is advisable that you do it before actually moving into the house or claiming full possession of the commercial land because afterwards, chances are that no one is going to listen to you and you will need to struggle much more.

In case of a newly built house, apartment, shop or society, check it through online and offline means for any possible controversies, conflicts or fraudulent history. If you find anything fishy, it is good to clear the doubts before moving in. Being a big city, Karachi, Lahore and Islamabad have a number of illegal properties and residential societies, so do a final research before making the final move.

2. Check the Documents

In one of our previous blogs, we have listed a number of documents that you should check for property verification; before taking full possession of the property, double check the documents for the agreed upon terms, regulations, deeds, property legitimacy documents like title, sale and mother deeds, payment terms, property transfer certificates etc. to be sure that everything is in line.

If you are working with a lawyer or legal property management source, make sure that you contact them and have a thorough meeting to check all the documents. Make a checklist and go through the papers because once you move in without any important document, you may land in legal rift with the seller, which you don’t want.

3. Arrange a Professional Property Inspection

Thorough property inspection is an absolute must before moving into the house or owning the shop completely. After you have made the buy offer and it has been accepted, it is time to do a thorough inspection of the property. You will find a number of experienced and professional home and property inspectors in Karachi, Lahore and Islamabad that will assist you in checking your property.

Go with the team yourself and to be on the safe side, take your lawyer with you and check the details given by the property agent. Some of the things to check are:

  • Doors and windows of the rooms, bathrooms and kitchen
  • Wall paint and its condition
  • Walls and if they have any cracks, especially between the electric sockets
  • Drainage pipes and system of the kitchen and bathrooms
  • Leakages in the room and walls
  • Switches and plugs
  • Gas leakages and pipes

You should check all these before moving in so that you could make the necessary claims.

4. Finalize the Purchase Agreement

After thorough property inspection and satisfaction, move on to the purchase agreement that will contain the amount you will be required to pay for the property and other terms and clauses. Before moving on with it, remember that just because you are buying the property, it does not mean that you are liable to pay the standing payments like of water, electricity, gas maintenance etc. The seller will pay all this including the property taxes in case of land.

When inspecting the property, remember to make note and calculate how much you will need to spend on its mending and maintenance and cut it from the actual; price of the property. Also, it is good to have research similar properties in the area and cities like Karachi, Lahore and Islamabad in terms of rates and worth and negotiate directly with the seller or through your lawyer.

5. Contact Professional Movers

Please do not call your friends and cousins to help you with the moving of the house furniture and other things as they may damage fragile stuff during the process. Call and contact professional movers that you will find plenty in all the big and small cities like Karachi, Lahore and Islamabad. Contact them beforehand to discuss the charges and availability because they will need to have a survey to give you an estimate of their service. Book them in time to avoid any delays.

6. Notify your Landlord or Malik Makan

If you were living as tenants, it is time to notify your landlord; in cities like Karachi, Lahore and Islamabad, the tenants have to notify the landlord two to three months in advance so that they may start looking for new people to rent their house. Before moving out and when there are still three or more months in your shifting, inform your malik makan to avoid any last minute issues.
